Step 5: Referencing
Once an offer has been agreed, the prospective tenant(s) will be put through a comprehensive referencing process. This will include, but is not limited to, income and credit checks, via a third-party referencing company. We’ll also conduct identification verification and Right to Rent checks in-house.
Step 6: Tenancy agreement and deposit
Once the prospective tenants have passed the referencing process, we’ll prepare and send the tenancy agreement for signing. We will also take the deposit and first month’s rent at this stage. Please note that we will sign the tenancy agreement on your behalf. You’ll receive a copy of the signed tenancy agreement shortly after.
Step 7: Inventory and check-in appointment
It’s important that an inventory / schedule of condition of the property is carried out prior to the tenancy starting. We work with third-party inventory clerks to make sure all inventories are independent and free of any bias. This is usually followed with a ‘check-in’ appointment, where the inventory clerk will hand the keys to the tenants. The clerk will also point out the location of the utility meters and any other important information that the tenant(s) will need to know.
